Access Control - Roles vs Custom Properties

Any guidance from Qlik on when to go for Roles and when to go for Custom properties for access control?

When you create a custom property you define one or more values for the custom property, which you can use in the security rule for a resource. It allows you to use your own values in Security rules. Which is what I think is major use case for Custom property. However, Roles are pre-defined with some values which you cant change unless you create new role according to your requirement.

To give an example, if we need to restrict a User1 to see only Stream1 and User2 to see only Stream2. We can achieve the same using Roles as well Custom Properties.

Which one is preferable in terms of lesser management given their will be many Streams created in future with different set of users and probably certain users having access to multiple Streams and certain users only to specific Stream?
