Can someone please help me understand what this excel expression does...

=AVERAGE((IF(SUBTOTAL(9,OFFSET($L$5,ROW($L$5:$L$706)-ROW($L$5),0))<>0,SUBTOTAL(9,OFFSET($L$5,ROW($L$5:$L$706)-ROW($L$5),0)))))
